Sunriver vs. Black Butte Ranch — Which Is Right for Your Family?

Pacific Northwest forested resort community

Both are Central Oregon resort communities. Both are beautiful. But they attract different kinds of trips. Here's how to pick the right one.

We get this question every booking season: "Should we stay in Sunriver or Black Butte?" Both are about 30-45 minutes from Bend. Both have beautiful homes, paved bike paths, golf, and pools. But the trips you'd take to each are different.

Sunriver

Pick Sunriver if: you have kids, you want lots of activities on-property, you want to be close enough to Bend for an easy day trip.

Sunriver is bigger, more amenity-dense, and has the "village" — a walkable cluster of restaurants, shops, and ice cream. It's the easier choice if you want optionality every day. Kids gravitate to the Cove Aquatic Center, the marina, and the giant maze of paved bike paths.

Black Butte Ranch

Pick Black Butte if: you want quieter, more nature-immersive, more of a "hide away in a beautiful place" feel.

Black Butte sits on the western edge of the high desert, against pine forest with a clear view of the Three Sisters. It's more spread out, more architecturally consistent, and feels more like an alpine resort. The Lodge restaurant is excellent. The trails are quiet. There's a smaller but better-curated set of activities.

How to decide

If you're traveling with kids under 12, Sunriver is usually the call. If you're a couple or a multi-generational adult group looking for a slower pace and views, Black Butte is hard to beat.

We rent at both. Tell us your dates and the makeup of your group — we'll point you to the right house.
